GROWTH AREAS

Location is critical for warehouse, distribution, manufacturing, production and other light industrial- type of companies and suppliers. That’s why the Liberty area is the perfect location choice. Excellent access to and visibility from I-35, state highways and railroads are located in the area. AND KCI Airport is an easy 15 mile-15 minute drive. I-29 and I-435 are within 5 miles, I-70 within 12 miles.

Liberty has multiple prime parcels available for development. Tremendous vision and partnerships established Heartland Meadows at I-35 and 69 Highway as a premier destination for distribution and light industrial companies. With limited tracts remaining in Heartland Meadows, the community has focused their efforts into preparing an additional 200 acres, North of Heartland Meadows, between 69 Highway and I-35 for development.

Liberty’s Science & Technology Park is located adjacent to Heartland Meadows at I-35 & 69 Highway. The Park provides a true shovel-ready location for life sciences, technology, and advanced manufacturing companies. The Liberty EDC has worked alongside the City of Liberty to identify a master developer. BioRealty Inc., was chosen for its experience with these industry sectors.

The complete package to design, build, and finance projects with aggressive incentives and land prices will provide business a quick comprehensive solution to any facility needs.

Rogers Plaza contains additional mixed-use commercial and retail space to accompany Rogers Sporting Goods, the new Sleep Inn hotel and urgent care facility. It is located less than a mile north of the I-35 & MO 291 intersection with excellent I-35 visibility. Rogers is also the site of a new hotel and an urgent care clinic..

Shoal Creek Valley Development – additional retail destinations have been completed along Missouri Highway 152, between I-35 and I-435, with the addition of a new state of the art Mosaic Life Care facility, and specialty grocer Sprouts establishing their first Northland location to anchor the remaining retail and commercial frontage. More than 125,000 has been completed to date with several new spaces planning for occupancy in 2015. Additional single and multi-family units are currently under construction throughout the 152 Corridor.

The City of Liberty has solidified the funding necessary to complete Phase II of South Liberty Parkway. This will connect a major East-West road all the way from I-35 to Missouri Highway 291. This strategic investment in public infrastructure will open up more than 1000 acres of property to future development. This project together with a total of $5,000,000 of infrastructure investment in the Historic Liberty Square is expected to be underway by the end of 2015.

The City of Liberty continues to evaluate their services and work collaboratively with builders and developers throughout the Northland. The most recent showcase of this was the focused effort to identify and remove any barriers to new residential home development. With a sharpened streamlined approach from the Mayor through all staff, the City is poised for the continuation of that rapid population growth that saw an 8% growth from 2003-2013. New highlighted commercial and master planned developments include;

Liberty Commons will be located at the corner of I-35 and Highway 152/Kansas Ave and become a gateway to the community. The development, being undertaken by Legacy Development, will include over 330,000 square feet of in-line retail development with additional out parcels for Hotel and dining establishments. Site work will begin in late 2015 also for the newest Theatre addition being constructed immediately adjacent. The flagship, and corporate headquarter for Liberty based B&B Theatres, will include the state of the art in digital imaging and the best quality movie going experience.

Aviara represents a master planned mixed use community totaling 1100 acres being developed by GaleHart Communities. Conveniently adjacent to Interstate 35, Aviara is the first large-scale master planned community to be announced in the Kansas City Metro Area in nearly a decade. Partners Dave Gale and Tom Hart have collectively planned and developed over 15,000 acres of mixed-use, master planned communities over the past three decades.
